Download our Free Guide to Decoding the INspection Report

The Preamble of the Property Inspection Report Form is written by the Texas Real Estate Commission (TREC) and was recently revised to be more straightforward, to provide greater clarity to an inspector’s client regarding an inspector’s duties while performing an inspection, and to better explain what the client should expect from the inspection and inspection report.

It's our duty to be the messenger and share this information in an easy-to-understand manner. To bring about this understanding, we are going to decode the contents of the Preamble in the following six parts:

  • Purpose of the Inspection
  • Responsibility of the Inspector
  • Responsibility of the Client
  • Report Limitations
  • Notice Concerning Hazardous Conditions, Deficiencies, and Contractual Agreements
  • Additional Information Provided by the Inspector
